Moravian Village

Located within Moravian Village on East Market Street in Bethlehem, Pennsylvania, this residential expansion adds eight single‑family cottages within an existing 55+ community. The development includes a new internal driveway, West Village Circle, along with a dedicated surface parking area serving the cottages. The site is integrated into the established campus layout, with building placement and circulation aligned to existing internal roads and pedestrian connections. The project extends the residential pattern of the community within a compact infill area.

The firm served as land planner and civil engineer for the Moravian Village cottage expansion, providing site/civil engineering design and permitting for the infill development. The work addressed a constrained location within an active 55+ campus, requiring integration of eight cottages, a new internal drive, and parking into existing circulation and utilities. Design solutions coordinated access, grading, and connections to established infrastructure while maintaining continuity with surrounding development. Pidcock advanced municipal approvals and permitting to support construction within the built campus environment.
