Spring Creek Properties
Lower Macungie-based Spring Creek Properties is a mixed-use development spanning more than 700 acres and is planned as a multi-phase project accommodating residential, industrial, office, and commercial uses. The site includes over 125 acres preserved as farmland and open space, with development areas organized around existing topography and environmental features. Infrastructure is phased to support roadways, utilities, and access across the property. The plan establishes a network of development parcels and preserved land within a single coordinated framework.
Pidcock provided land planning, site/civil engineering, traffic engineering, and permitting services for the multi-phase development. Work included a rezoning effort and coordination of phased infrastructure for roadway access, utilities, and site development. Specifically, the team navigated multi-agency approvals involving local municipalities, the Pennsylvania Department of Environmental Protection (PADEP), PennDOT, and Norfolk Southern Railroad. Efforts aligned permitting, transportation, and environmental requirements across development phases and stakeholders.
